105 & 107 Churchill Ave. – An application to sever two 53ft lots into three 35.5ft lots was denied by the city’s Committee of Adjustments. This decision was appealed to the new Toronto Local Appeal Body (TLAB) where a final decision was rendered to deny this application. Our board member Jim Gratsas assisted neighbours on Churchill Ave. with their opposition to this application.

A similar application to sever two 50ft lots at 215 & 217 Elmhurst Ave into three 33.3ft lots was recently denied by the OMB (TLAB has replaced OMB for severance requests). These two decisions will likely discourage more applications to sever 2 lots into 3 lots in our neighbourhood.

36, 38 & 40 Churchill Ave – an application to put 16-18 townhomes on this site abutting Beecroft Rd. was appealed to the OMB. The OMB rendered a decision to allow townhomes, but it deemed 16-18 townhomes to be too many for the site. The OMB has given the city and developer six months to come to an agreement on the appropriate number of townhomes prior to a final OMB hearing in May.
